  • Double 6 x 6m flat-roof: two cars side-by-side. ~$7,500–$9,500. The Cardinia Lakes / growth-corridor default.
  • Double 6 x 6m gable: two cars under a gabled roof matching house profile. ~$10,000–$12,500. The Beaconsfield / Heritage Springs default.
  • Extended bay 6 x 9m: boat, caravan or trailer storage. ~$13,000–$16,000.
  • Tandem bay 3 x 12m: two cars in line. ~$10,000–$13,000. Used where width is tight but length is available.

Numbers above are supplied-and-installed for the structure only. Add concrete slab if you don’t already have one ($65–$95/m²), permit and surveyor fees ($1,400–$2,200), and any electrical rough-ins for downlights/sensor lighting ($600–$1,500).

Wind-load engineering done properly.

Cardinia Shire is in AS 1170.2 wind Region A2, with most suburban blocks falling in terrain category 2.5. We calculate the ultimate design wind speed at ~41 m/s and engineer post size, footing depth and roof fastener spacing to that load. The engineer’s certificate is issued at quote stage and travels with the building permit application. Cardinia Shire building surveyors check it at frame stage — if there’s no engineer’s certificate, the inspection fails.

The five most common roof colours across Cardinia growth-corridor estates — Monument, Basalt, Woodland Grey, Wallaby, Manor Red — we keep in stock and can usually build within standard lead time. Less common colours (Surfmist, Cottage Green, Headland, Heritage Red, Indian Red, Dune) typically add 1–2 weeks lead time but no price premium.
