Officer Estate homes built 2015–2022 typically have a 12–18m² concrete alfresco slab off the back doors with no roof, no posts, no shade. A 4 x 4m insulated panel patio cover sitting on the existing slab, bolted to the house fascia, in the matching Colorbond roof colour, turns it from a useless concrete pad into a year-round entertaining area. Usually $8K–$14K depending on size and any electrical rough-in.

Gable matches the architecture.

Officer Estate homes are predominantly double-storey or 1.5-storey gabled brick veneer with prominent rooflines. A flat-roof carport bolt-on next to a tall gabled facade looks undersized and bolted-on. A matching gable carport — same pitch as the existing roof, same Colorbond colour, same eave treatment — reads as part of the original house. We default to gable on Officer Estate / Officer Heights unless the owner specifically wants the saving.

Heritage Overlay properties.

A handful of properties along Officer Road, Old Princes Highway and near the old Officer township sit on a Heritage Overlay through the Cardinia Planning Scheme. Carport applications on those lots need a planning permit with referral to council’s heritage advisor; flat-roof carports almost always refused; Colorbond colours restricted to the heritage palette (Manor Red, Heritage Red, Cottage Green, Indian Red). 12–16 week permit timeline typically.
