Four awning styles we fit.

1. Fixed Colorbond window awnings ($300–$800 per window).

The classic project-home awning. Curved or straight Colorbond hood fixed above the window opening, supported on steel brackets to the brick veneer. Matches the existing roof colour, sheds rain off the glass, drops afternoon-sun temperature on west-facing rooms by 3–5°C. Standard sizes for 1.8–2.4m wide windows. Most popular spec across the Pakenham and Cardinia Lakes growth corridor.

2. Polycarbonate entry awnings ($1,500–$3,500).

A clear or bronze-tinted polycarbonate hood over the front door, stainless or powder-coated steel arms. Keeps the rain off you while you fumble for keys, lets natural light through to the entry. Often paired with a small side panel for wind protection. Suits modern render-and-brick facades.

3. Folding-arm retractable awnings ($2,500–$6,000).

Motorised cassette mounted to the rear-of-house fascia or wall. Folds out 2.5–4m to shade the alfresco or paved area on hot afternoons, retracts flush when not needed (so winter sun reaches the windows). Sun and wind sensors optional. Acrylic canvas in Dickson or Sunbrella — 10+ year UV warranty. Best for owners who want flexible shade without committing to a roofed patio.

4. Carport / verandah extension awnings ($1,800–$4,500).

A short fixed Colorbond awning bolted to the side or end of an existing carport or verandah — gives extra cover over a BBQ, a side entry door, or a clothes line. Same Colorbond profile and colour as the host structure, no visible step. Usually a 1.2–1.8m projection at the same pitch as the parent roof.

  • Polycarbonate (bronze, opal or clear): lets light through, 10 year UV warranty, lighter on small entry brackets.
  • Acrylic canvas (Dickson, Sunbrella): for retractable folding-arm awnings, fade-resistant, 10+ year warranty.
  • Powder-coated steel arms: match-to-house colour, marine-grade for coastal-edge exposure.

Permit-wise.

Most window and entry awnings are exempt from building permit under the Building Regulations 2018 schedule — they’re attached to the existing dwelling, under 20m², behind the building line. Folding-arm retractable awnings are also exempt. The exception: Heritage Overlay lots in Officer, Beaconsfield Upper or older Pakenham streets need a planning permit if the awning changes the street-facing appearance — we check at the site visit.

Common pitfalls we see.

  • Polycarbonate awning over an east or north entry — greenhouses the doorstep, you bake when you arrive home.
  • Window awning fixed straight into mortar joints — pulls out of the brick within 5 years. Use proper brick-anchor through-bolts.
  • Cheap folding-arm cassettes — gearbox lasts 3 years, then you replace the whole arm. Worth paying for a German or Italian mechanism.
  • Awning projection that interferes with the carport gutter — we coordinate roof lines at the site visit so the two structures shed water correctly.
