Heritage Springs lots are typically 600–900m² — 50–100% larger than Cardinia Lakes or Officer Estate. That extra width means a 6 x 6m double carport beside the existing garage fits comfortably without breaching the 1m side setback, and there’s still room for a rear patio cover and a wide rear yard for the trampoline. The Heritage Springs design conversation is usually “what’s the best version?” not “what will fit?”
High retrofit demand.
Heritage Springs was built out 2008–2018 by Stockland and AVID. Houses came with double garages but no third-bay carport and no patio over the rear alfresco slab. Three retrofit patterns dominate our work here: (1) a double bolt-on carport for boat/caravan/teenage-driver storage; (2) a rear insulated patio panel cover over the bare alfresco; (3) a wraparound steel verandah linking front porch, side path and rear alfresco. About half our Heritage Springs jobs combine two of those three.
Estate covenants check first.
Heritage Springs has design covenants registered against title through the original Section 173 agreement. Colorbond roof colour must match the existing house; wall cladding visible from the street is restricted; structures forward of the building line generally need both council planning AND covenant approval. We check the covenant copy from your contract of sale before designing — if it’s a forward-of-line job, the covenant approval adds 2–4 weeks on top of the council timeline.
Class M clay, 1200mm footings.
Heritage Springs sits on the same Class M reactive clay as the rest of the growth corridor — soil that swells and shrinks 20–40mm seasonally. We default to 1200mm concrete pad footings here for the double carports; the larger structure carries more load and the extra depth is cheap insurance against winter heave. Three or four pad footings at $250 each isn’t a meaningful cost in a $12K carport budget.
