Retrofit market is huge.

Cardinia Lakes was built out 2010–2022 by Stockland and Brown Property. Most homes came with a double garage and a bare driveway — no third-bay carport, no covered walk from car to front door, no patio over the alfresco slab. We see the same retrofit demand on almost every street: a single carport for the second car or trailer, a patio cover for the rear alfresco, sometimes both.

Small-block design constraints.

Most Cardinia Lakes blocks are 350–500m². After the house footprint, driveway and side setbacks (1m each side typical), the available width for a side-bay carport is usually 3.0–3.6m — tight for a 4WD with mirrors out, fine for a sedan or single trailer. We measure carefully and don’t push the lateral dimension over the setback line. Council won’t approve a structure that breaches the side setback even if the neighbour is relaxed about it.

Class M reactive-clay footings.

Cardinia Lakes sits on Newer Volcanic / Class M reactive clay — the soil that swells in wet winter, shrinks in dry summer. Footings need to either be deep enough to sit below the active zone (we use 900–1200mm concrete pads) or screw piles where access is tight. The 300–450mm short pads some quoters use to undercut on price will heave by year 2 and the carport pulls out of plumb. Council inspector knows it and fails it at frame stage.
